Floreijn Germany Fund III: up to 11% interest


 
The newest certificates being issued are for the Floreijn Germany Fund III, which is currently open to investors who wish to subscribe. You will be investing directly in a completely unique real estate project in Leipzig, Germany. This project, the Leipzig, Industrial Estate, includes no less than 160,000 m² of industrial real estate, part of which has been recognised as a UNESCO World Heritage Site. In October 2008, the project was valued by BDO at €70.3 million. The entire project is located within the dynamic Plagwitz city quarter.

 

Main characteristics and advantages


The real estate certificates generate an average total yield of between 10.7% and 11% per year. Additional advantages include:
1. fixed interest rate of between 7.7% and 8.0% per year;
2. in addition, a fixed bonus interest rate of 3% per year regardless of whether object is sold or not;
3. average total yield of between 10.7% and 11% per year;
4. interest payments per month at the end of each month, starting immediately upon payment of capital;
5. long-term rental agreements with an average term of 7years;
6. good distribution of rental income among over 220 top-quality tenants (offices, retail, commercial space and others);
7. direct investment in rental property, i.e. not in a publicly listed vehicle;
8. solid “bricks and mortar” foundation for the portfolio;
9. not a fiscal investment institution (Dutch acronym: FBI)!;
10. focus and transparency: no dilution with other activities or projects;
11. certificates are not limited and can be bought and sold without being subject to conveyance tax.
